⭐⭐️⭐️⭐️⭐️
Our conveyancer, Tea Shonia, did a fantastic job througout the sale of my late parents bungalow. She replied very quickly, whether by email or telephone, to any queries we had and made the whole process of selling the property so much easier. Although the firm uses an online portal, as they all do these days, it was actually a breath of fresh air to be able to also speak to a real person rather than every little detail having to be sorted online. To anyone reading this review we would highly recommend using Tea for your conveyancing.

Chard Property Market Update September 2025
Market Performance
As of September 2025, Chard continues to stand out as one of the UK’s most active property markets. While the rapid sales growth seen in early 2024 has moderated, the town remains buoyant with steady transaction levels and a healthy supply of homes. Properties in Chard now spend an average of 17 weeks on the market, a slight improvement from earlier in the year, reflecting a balanced pace of sales and continued demand.
Property Prices
The average sold price for a property in Chard is currently £379,852, up from the £373,434 reported in June 2025 and significantly higher than the £242,751 average recorded in late 2024. Over the last 12 months, average reported sale prices have ranged from £249,650 to £272,880, depending on property type and data provider.
Recent sales across summer 2025 (June–August) show the following average prices by property size:
-
1-bedroom: £158,100
-
2-bedroom: £231,420
-
3-bedroom: £346,775
-
4-bedroom: £482,650
-
5-bedroom: £1,165,000
Detached homes continue to command the highest prices, with sales averaging £615,500, while flats are selling for an average of £76,200. Semi-detached properties remain popular at around £252,800 in recent transactions.
Property Types
Terraced houses remain a steady favourite in Chard, though demand remains broad across all property types. Recent 2025 sales include:
-
Terraced: £236,000 (3 Furzehill, Feb 2025), £143,000 (10 Boden Street, Feb 2025), £249,500 (South Street, July 2025)
-
Semi-detached: £245,000 (Bramley House, Feb 2025), £287,000 (42 Bampton Avenue, Dec 2024), £268,000 (Crimchard, Aug 2025)
-
Detached: £610,000 (Courtmill, Jan 2025), £330,000 (62 Linkhay Orchard, Feb 2025), £625,000 (Duck Lane, Aug 2025)
-
Flats: £115,000 (53 The Maltings, Feb 2025), £139,000 (19 The Maltings, Feb 2025), £121,500 (Churchill Court, July 2025)
Market Outlook
Chard’s property market is expected to remain resilient through the remainder of 2025. Asking prices over the last quarter have stabilised, with only a marginal change of -0.6% compared to the -1.8% decline reported earlier in the year. Demand remains particularly strong for larger family homes, and sales times are slightly faster than the Somerset average.
With mortgage rates now easing after several consecutive reductions in the Bank of England base rate, affordability is improving, supporting buyer confidence. Chard’s combination of relative affordability compared to neighbouring markets, a mix of housing stock, and consistent buyer demand positions it as an attractive location for both homebuyers and longer-term investors well into 2026.
