⭐⭐️⭐️⭐️⭐️
Our conveyancer, Tea Shonia, did a fantastic job througout the sale of my late parents bungalow. She replied very quickly, whether by email or telephone, to any queries we had and made the whole process of selling the property so much easier. Although the firm uses an online portal, as they all do these days, it was actually a breath of fresh air to be able to also speak to a real person rather than every little detail having to be sorted online. To anyone reading this review we would highly recommend using Tea for your conveyancing.

Yeovil Property Market Update September 2025
Market Performance
As of September 2025, Yeovil remains one of Somerset’s most active property markets, with strong buyer interest despite a slight cooling from the peak activity seen in early 2024. Property sales remain steady, supported by a good supply of homes. The average time properties spend on the market in Yeovil is around 12 weeks, faster than the Somerset average, indicating a healthy pace of transactions and continued demand from buyers.
Property Prices
The average sold price in Yeovil currently stands at approximately £359,259, up from £357,940 reported six months ago. Over the past 12 months, average sale prices have fluctuated between £250,000 and £310,000 depending on property type and data source. Recent sales from June to August 2025 show average prices by property size as follows:
-
1-bedroom: £178,716
-
2-bedroom: £203,823
-
3-bedroom: £309,937
-
4-bedroom: £533,402
-
5-bedroom: £1,192,498
Detached homes remain the highest-priced segment, selling at an average of £453,889, while flats sell for approximately £126,333. Semi-detached properties continue to be popular, generally fetching prices around £230,000 to £250,000.
Property Types and Recent Sales
Yeovil’s market features a diverse range of property types, with terraced houses remaining a solid choice for many buyers. Recent sales in 2025 include:
-
Terraced: £250,000 (Marsh Lane), £240,000 (St Johns Road), £235,000 (Athelney Way)
-
Semi-detached: £268,000 (Crimchard), £245,000 (Bramley House), £230,000 (Combe Park)

-
Flats: £121,000 (Churchill Court), £130,000 (The Maltings), £115,000 (Clarence Court)
Market Outlook
The Yeovil property market is expected to stay resilient throughout late 2025 and into 2026. Asking prices have seen a slight decline recently, around -2.3% over the past six months, reflecting a softening but steady market. Buyer demand remains particularly strong for family homes with four or more bedrooms, and properties are selling relatively quickly compared to nearby parts of Somerset.
Recent reductions in mortgage rates have eased affordability pressures, helping sustaining buyer interest. Yeovil’s attractive combination of moderate prices compared to larger nearby towns and a good mix of housing stock supports its appeal for both homebuyers and investors in the year ahead.
